KDI makes construction easier through a clearly managed process, defined responsibilities and continuous project visibility. While exact requirements vary by project, every client receives an organized path from the initial consultation through final closeout.
Tell us about your property, project goals, priorities, anticipated investment and desired timeline. Our team reviews the information and schedules the appropriate consultation.
KDI evaluates visible existing conditions, takes preliminary measurements, documents the requested work and identifies relevant construction, access, permitting and feasibility considerations.
Initial evaluations are limited to visible and reasonably accessible conditions. Concealed or unknown conditions may affect final scope and pricing.
KDI prepares a written proposal outlining the preliminary scope, pricing, assumptions, allowances, exclusions and anticipated project requirements. Qualifying estimates include the KDI Transparency Report.
Pricing may be adjusted if subsequent design development, engineering, selections, permitting requirements or concealed conditions materially change the approved preliminary scope.
For insurance-funded reconstruction, KDI documents applicable conditions and prepares detailed scopes, photographs, estimates and supplemental support for covered work that may have been omitted or underfunded.
Insurance coverage and claim payments are determined solely by the applicable carrier and policy. KDI does not guarantee coverage, claim approval or supplemental funding. Past results do not guarantee future outcomes.
After contract approval, KDI coordinates applicable 3D visualization, architectural and engineering services, material selections, permit preparation, procurement planning and final construction documentation.
Your personal customer portal is established during this stage for project documents, selections, accounting and billing records, progress schedules and communication.
Complimentary 3D design visualization is available for qualifying contracted projects and is subject to applicable program terms.
KDI coordinates scheduling, procurement, fabrication, permits and preconstruction requirements. Your project manager oversees trade coordination, field execution, safety, quality control and communication.
Daily activity logs, progress updates and field documentation are added throughout construction.
KDI performs documented quality-control reviews at key milestones and coordinates required jurisdictional inspections before work advances.
At substantial completion, KDI conducts a detailed walkthrough, documents applicable punch-list items and coordinates closeout, account reconciliation and applicable warranty information.
